INTRODUCTION

STANKOM HOLDING CO. has been a leader in residential apartment construction in Yugoslavia for over 10 years. Stankom's aim is to provide a comfortable living in accordance with the European standards. Stankom keeps on looking to the future and has more than 200000 square meters of new locations prepared for construction as well as a project for a new stadium, sports center and a hotel.

ESTABLISHMENT AND DEVELOPMENT

The Stankom, at that time as "Stan komerc", a Joint-venture Company for Residential and Business Projects Production Organization and Trade, was established and entered into the court registry on April 25, 1990. It was a joint-stock company incorporated by fifty shareholders, artificial and natural entities. After only one year of business operations the results achieved in the apartment building market were such that in addition to significant profits such goodwill was associated with the Company that it served as a guarantor to its business approach and quality.

The implementation of a business policy according to which an apartment is a commodity similar to all other commodities Stankom experienced growth, which in August 1992 resulted in its being entered in the court registry as Stankom Corporation Joint -Stock Company, a joint-venture company for Apartment Production Organization and Trade. Already in the company name its strategy of building apartment, business premises and other projects was stated, since in place of the usual term "construction" or "building", the word "production" was used. At the very start it implied treating apartment as market commodity intended to satisfy the growing demand of private buyers and investors.

Following the changes in the business environment and harmonizing its business with new Company Law, Stankom Corporation was organized by the end of December 1995 as Stankom Holding Company, corporation for financing and capital management, operating as joint -stock company with one hundred percent privately owned capital. Our principal objects i.e. development and building construction are realized through this holding company and the company, on other hand, became a Business System.

Within the Stankom Business System, in addition to Stankom Holding Company as mother company, operate daughter companies with various company objects, like Stankom Real Estate, a construction company, Stankom Trade, foreign and domestic trade company, Satnkom Auto, trading in cars and spares, Stankom Partner, a security company providing bodily and electronic security and fire-protection, Stankom Gas, gas lines construction and maintenance and gas distribution company, Stankom Fairy-tale, a kinder garden, Top Spin, a catering company, Stankom Agency, a real estate company covering the secondary market, Sumadija Agrar, agricultural production company and Radio and Television Stankom.
At the moment Stankom Business System employs 400 and engages many other companies for its business operation-for building construction, design of projects, supplies etc.

PROJECTS AND CHALLENGES

The principal object of the Company is real estate development and within this construction of residential projects and business facilities. The Company realizes as investor developing allocated building sites, providing the required site facilities and construction real estate to the satisfaction of the market demand.

Along its way toward the leading position as apartment builder in Yugoslavia Stankom has up to now over 350,000 sq.m. constructed in Residential premises, 150,000 sq.m. in Business premises and 14,000 sq.m. in garages. The development included construction of settlements with complete matching infrastructure. The development of new settlements included 94,000 sq.m. (16 km) of road surface, 40,000 sq.m.(26 km) of sidewalks and parking space of 26,000 sq.m. The intent was to provide respect to environment. Stankom was the initiator and contractor providing total landscaping of the site, which at that time was a novelty. It still takes care of maintenance of these sites which resulted in providing landscaping including green areas at 132,000 sq.m.(13,2 hectares).

At the moment Stankom has prepared sites for building app. 220,000 sq.m. of residential and business premises to be placed on market. This fact is Stankom¢s comparative advantage, which shall definitely attract a business partner to provide financing of the construction on these sites.

Entirely accepting the state interests for activation of energy carriers, which are, like gas, traditional in Europe, and taking into account all advantages of gas vis-à-vis other energies, the implementation of the Program of Providing Gas Supply for the Belgrade Municipality of Cukarica was approached in 1997 as soon as the right for construction of the consumer supply and household distribution network was granted.

The granted rights include the right of sale of gas connections and gas distribution to app. 30,000 households, which makes this venture very advantageous. Stankom plans to include also other Municipalities in Belgrade as well as Serbia.
